Services We Provide:
- Repair and maintenance of designated program facilities (approximately 39 buildings and 49 fire stations) electrical distribution systems including transformers, motor control centers, main load centers and sub-panels.
- Repair and maintenance of exterior and interior lighting fixtures.
- Troubleshoot and repair loss of power on branch circuits within a building.
- Perform preventative maintenance tasks at designated program facilities and 49 fire stations.
- Perform minor remodeling of electrical systems.
- Standby personnel are available for after hour urgent work requests.
Services We Do Not Provide:
- Repair and maintenance of food processing equipment.
- Repair and or replacement of miscellaneous personal appliances, fans, heaters, etc.
- Holiday decorations and lighting.
- We will not process payment for all outsourced work without prior approval from FM management staff.
- Loan out any equipment or tools.
- Perform work on private property.
- Upgrade or replacement of electrical service equipment.
- Work at leased facilities unless specified in the lease agreement.

| Plumbing |
Services We Provide:
- Repair and maintenance of pipe and valve leaks.
- Repair and maintenance of sinks and toilets.
- Repair and maintenance of water distribution systems, compressed air, and sewer systems.
- Services to protect the public potable water supply for the possibility of contamination or pollution. This includes isolating within its customer’s internal distribution system such contaminants or pollutants which could back flow or back-siphon into the public water system (backflow inspections and repairs).
- Repair of pumps and motors.
- Un-clog drain pipes.
- Perform minor remodeling of plumbing systems.
- Perform preventative maintenance tasks at designated program facilities and 49 fire stations.
- Standby personnel are available for after hours urgent work requests.
Services We Do Not Provide:
- Repair and maintenance of food processing equipment.
- Repair and or replacement of miscellaneous personal appliances, refrigerators, freezers, etc.
- Repair of ice machines, walk-in freezers, stoves, ovens, or appliances.
- We will not process payment for all outsourced work without prior approval from FM management staff.
- Loan out any equipment or tools.
- Perform work on private property.
- Work at leased facilities unless specified in the lease agreement.

| Carpenter and Painting |
Services We Provide:
- Repair and replacement of doors and door locks with proper authorization (manager level).
- Repair and replacement of windows, glass and screens after an evaluation is conducted.
- Repair, replacement, and installation of ceiling and floor tile.
- Mirror installation and replacement.
- General carpentry maintenance services.
- Installation of signs.
- Installation of ADA compliant devices in restrooms.
- Installation of keyboard trays with the exception of newly installed desks, this task should be included with the installation of the desk.
- Installation of bulletin boards, wall pockets and dry eraser boards.
- Minor remodeling of offices with proper authorization.
- Cabinet and countertop installation and repairs.
- Drywall and texture repairs.
- Painting offices, hallways, interior / exterior of designated program buildings (approximately 39 buildings and 49 fire stations).
- Staining doors, door frames, etc.
- Repair and maintenance of wall and floor ceramic tile.
- Repair and maintenance of plaster .
- Repair and maintenance of brick and stone through outsourcing service.
- Graffiti removal upon request.
- Minor repairs of wood and chain link fencing.
- New installation, repair, or replacement of window tinting with proper authorization.
- Perform preventative maintenance tasks at designated program facilities.
Services We Do Not Provide:
- Repair of pot holes.
- Performing concrete slab work.
- Moving Furniture.
- We will not process payment for all outsourced work without prior approval from FM management staff.
- Loan out any equipment or tools.
- Perform work on private property.

- Replace fencing.
- Re-striping of parking lots.

| Heating, Ventilation, and Air Conditioning |
Services We Provide:
- Install, inspect, troubleshoot, repair, and provide routine maintenance of HVAC equipment which includes the following: central air conditioning systems, Air Handling Units (AHU), chillers, heat pumps, air flow ducting, package units, roof top units, chill water pumps, condensate pumps, and pneumatic controls (compressor maintenance).
- Repair and maintenance of exhaust systems.
- Repair and maintenance of boilers.
- Perform minor remodeling of HVAC systems with proper authorization.
- Perform preventative maintenance tasks on equipment and systems at designated program facilities.
- Perform monitoring and adjustment of systems through DDC (Direct Digital Controls).
- Set up and maintenance of temporary cooling devices.
- Standby personnel are available for after hours urgent requests.
Services We Do Not Provide:
- Replacement or repair of miscellaneous personal appliances.
- We will not process payment for all outsourced work without prior approval from FM management staff.
- Loan out any equipment or tools.
- Perform work on private property.
- Work at leased facilities unless specified in the lease agreement.

| Building Maintenance Mechanic Section |
Services We Provide:
- Install, repair or make adjustments on all types of door hardware, such as door locks, cabinet locks, door stoppers, door closers, and hinges.
- Make key duplicates with proper authorization from management staff.
- Install bulletin boards; dry erase boards, overhead projector screens and projector mounts.
- Install computer trays on existing desks.
- Check or perform minor adjustments to HVAC, electrical, and plumbing systems.
- Perform preventive maintenance on various facility equipment, such as; weekly, monthly, quarterly and annual inspections on fire extinguishers, fire alarm control panels, fire sprinkler systems, elevators, emergency generators, ADA door hardware, gravity drains and lighting systems.
- Replace damaged ceiling tiles, floor tiles and carpeting.
- Replace ballasts and lamps as needed.
- Replace electrical devices (switches / receptacles) as needed.
- Repair and or adjust window shades and mini blinds.
- Hang banners and posters for City Hall and Municipal Plaza Bldg. for special events or ceremonies.
- Repair of miscellaneous equipment such as paper shredders and time stamps.
Services We Do Not Provide:
- Repair and maintenance of food service equipment.
- We will not process payment for all outsourced work not approved by FM management staff.
- Loan out any equipment or tools.
- Hang pictures or personal diplomas, artwork, etc.
- Repair and or replacement of miscellaneous personal appliances, fans, heaters, refrigerators, microwave ovens, etc.
- Moving of furniture.
- Provide storage of furniture, appliances, or equipment.
- Perform work on private property.
- Work on leased facilities unless specified in the lease agreement.
