We are always available to assist you with your customer service inquiries. If you have any questions about the Zoning or Appeals process, feel free to contact us at (210) 207-1111.

Additionally, our Staff can provide assistance with issues related to Non-Conforming Uses and Requests for Zoning Verification. Below, you will find a brief description of the type of assistance we are able to provide and the necessary applications.

Non-Conforming Uses

A non-conforming use is a land use that was legally existing prior to the effective date of a zoning district classification which no longer allows the use on that property, and that has not been discontinued for a period of twelve (12) consecutive months since. The City of San Antonio encourages property owners to register their non-conforming use(s) in order to efficiently facilitate the permitting process and to provide formal recognition of a legal land use. If you have any questions about non-conforming uses, contact our staff at 210.207.1111.

If you are interested in applying to register a non-conforming use, you may download the application form (with instructions) using the link below.

Zoning Verification Letter

A zoning verification letter identifies a property’s current zoning classification, based on the zoning map. It is common for a property owner to request a letter of zoning verification when they are attempting to acquire (or sell) property or for a lender to verify that a use is consistent with the current zoning.

If you are interested in applying for a zoning verification letter, you may download the application form (with instructions) using the link below.
